Site Clearance & Lot Clearing in Clearwater & Tampa Bay
Site clearance is everything between the lot you bought and the pad you can build on — and the fewer contractors that takes, the cheaper and faster it goes.
A clearance job can be one shed and some brush, or a house, a pool, three outbuildings and forty years of accumulated concrete. Either way the deliverable is the same: a clear, graded site with the underground surprises found and dealt with, handed over ready for the surveyor and the builder.
The sequence matters. Structures come down first — with the asbestos survey and permits their age requires — then slabs, footers and buried debris come out, then septic tanks and wells are abandoned to code, and only then does fill and grading make sense. Doing it out of order buries problems that cost more to dig up later.
This is where holding both licenses pays off. Demolition runs under C-11855; the laterals, old services and underground removals run under CUC041521. One contractor carries the job from standing structures to a compacted pad, and the concrete that comes off the site returns as the base that goes back onto it — crushed at our own transfer station and placed on the same contract.
Tree and vegetation clearing is scoped per municipality, because Tampa Bay tree ordinances are real: protected species and grand trees need permits or arborist reports before anything with a trunk comes down. We tell you what your city will and will not allow before the quote, not after the fine.
Most demolition contractors pay a gate rate by the ton at a facility they do not own, add to it, and pass it on. Ours is the gate: the C&D transfer station on Keene Rd is ours, the concrete and block come back to be crushed, and the disposal line on the quote is what it actually costs.

What it costs
What drives a lot clearing quote
| Scope of job | What drives the number |
|---|---|
| Light clearance — outbuildings and brush | Structure count, vegetation density, and haul volume |
| House plus site to cleared lot | The house demolition itself plus what else is on the parcel |
| Full clearance to compacted pad | Fill quantity, compaction spec, and underground findings |
| Septic abandonment or well capping | Tank size, access, and the county’s abandonment requirements |
Every demolition is quoted on site, free. Access, structure and what has to be protected move the number more than square footage does, which is why we walk it rather than price it down the phone.
How it works
What the job looks like
Walk and scope
Every structure, slab, tank and tree on the parcel identified, with the permits and surveys each one needs.
Permits and disconnects
Demolition permits, tree permits where required, utility disconnects confirmed, and septic or well abandonment scheduled.
Structures down
Buildings, pools and outbuildings demolished and hauled in sorted loads to our yard.
Underground out
Slabs, footers, old services and buried debris removed under our underground utility license.
Fill and grade
Clean fill and crushed concrete base placed and compacted, leaving a pad ready for layout.
What a quote covers
Included
- All demolition and tree permits the scope requires
- Structure, slab and underground removal under both licenses
- Septic abandonment and well capping coordination
- Sorted hauling and recycling at our own transfer station
- Fill and crushed concrete base, placed and compacted
What changes the number
- Protected and grand trees need permits before removal in most Tampa Bay municipalities
- Pre-1981 structures on the parcel each trigger the asbestos survey requirement
- Old rural parcels often hide buried debris, tanks and second septic systems
- Wetland and flood-zone lines constrain grading near the coast
- Survey and compaction specs from your builder, so the pad is right first time
Questions
Site Clearance & Lot Clearing FAQs
How much does lot clearing cost in the Tampa Bay area?
It depends on what is on the parcel and where you want it to end. Clearing vegetation and light debris is the cheapest scope; add a structure to demolish and the price steps up; carry the site through to a compacted, buildable pad and fill quantity becomes the biggest variable. Because our fill and base come from our own yard, that last step costs less with us than with a contractor buying material at retail. We quote per parcel after a walk.
Can one contractor take the lot all the way to a buildable pad?
Yes — that is the point of this service. Demolition, underground removal, fill and compacted base all run under our two licenses and one contract.
Do I need a permit to clear trees?
Often, yes. Most Tampa Bay municipalities protect certain species and sizes, and grand trees need specific approval. We check your city’s ordinance before quoting the vegetation scope.
What happens to the old septic tank?
It gets abandoned to county code — pumped, crushed or filled, and documented. Doing it during clearance is far cheaper than discovering it under a footer later.
What about things buried on the lot?
Old slabs, fill and debris turn up on long-held parcels. We probe where the history suggests it, and anything unexpected is priced at rates agreed up front rather than invented mid-job.
Where does the debris go?
Concrete and masonry go to our own C&D transfer station and come back as the base material under your new pad. Vegetation and mixed debris go out in sorted loads.
