Site Clearance & Lot Clearing in Temple Terrace
Site clearance is everything between the lot you bought and the pad you can build on — and the fewer contractors that takes, the cheaper and faster it goes. Our yard is about 45 minutes away, and we are licensed C-11855 and CUC041521.
Near USF, a 56th Street parcel is likelier to hold a burned-out rental, a detached garage and a paved yard than a single house, and the City of Temple Terrace permits the whole clear through its own building department. The golf-course district rarely figures since its 1920s houses get renovated, and we batch these corridor jobs into full-truck days so the bay crossing is paid for both ways.
Steady mid-scale work: block-ranch teardowns, fire- and neglect-damaged rental demolition near the university, and commercial removals along 56th Street. The 1920s golf-course district generates very little for us — those houses tend to be renovated rather than removed, and renovation demolition is not our trade.
A clearance job can be one shed and some brush, or a house, a pool, three outbuildings and forty years of accumulated concrete. Either way the deliverable is the same: a clear, graded site with the underground surprises found and dealt with, handed over ready for the surveyor and the builder.
The sequence matters. Structures come down first — with the asbestos survey and permits their age requires — then slabs, footers and buried debris come out, then septic tanks and wells are abandoned to code, and only then does fill and grading make sense. Doing it out of order buries problems that cost more to dig up later.

What it costs
What drives a Temple Terrace quote
| Scope of job | What drives the number |
|---|---|
| Light clearance — outbuildings and brush | Structure count, vegetation density, and haul volume |
| House plus site to cleared lot | The house demolition itself plus what else is on the parcel |
| Full clearance to compacted pad | Fill quantity, compaction spec, and underground findings |
| Septic abandonment or well capping | Tank size, access, and the county’s abandonment requirements |
Every demolition is quoted on site, free. Access, structure and what has to be protected move the number more than square footage does, which is why we walk it rather than price it down the phone.
About 45 minutes — across the bay on the Courtney Campbell or Howard Frankland and up I-275, on the far side of Tampa. We batch Temple Terrace work into full-truck days so the crossing is paid for by full loads in both directions.

Questions
Lot Clearing in Temple Terrace — FAQs
How much does lot clearing cost in Temple Terrace?
It comes down to the structure and the access, not the ZIP code. On light clearance — outbuildings and brush, what moves the number is structure count, vegetation density, and haul volume. What moves it in Temple Terrace is whether the address is in the 1920s golf-course district, where the houses get renovated rather than removed and there is little for us. We walk the site and quote it, free.
What happens to the old septic tank?
It gets abandoned to county code — pumped, crushed or filled, and documented. Doing it during clearance is far cheaper than discovering it under a footer later.
What about things buried on the lot?
Old slabs, fill and debris turn up on long-held parcels. We probe where the history suggests it, and anything unexpected is priced at rates agreed up front rather than invented mid-job.
Where does the debris go?
Concrete and masonry go to our own C&D transfer station and come back as the base material under your new pad. Vegetation and mixed debris go out in sorted loads.
